About PurchaseWise

Australian property calculators and plain-English buyer guides — free, transparent and built for Australian buyers and investors.

Our Purpose

PurchaseWise is an Australian property calculator and buyer-education platform. It was built with a simple purpose: to give everyday Australians free, accessible tools to understand the real cost of buying property — before they commit.

Buying a home or investment property is one of the biggest financial decisions most Australians will ever make. Yet it can be difficult to find straightforward, transparent tools that use standard calculation methods and are easy for a wide range of users to operate. Many people only see the key numbers — the deposit, the loan-to-value ratio, the lenders mortgage insurance trigger, the repayment amount and the stamp duty bill — late in the process, after an offer has already been made.

PurchaseWise moves that understanding earlier. Our calculators use standard, well-established formulas and clearly state their assumptions. Our guides explain the concepts in plain English alongside the maths. Everything is free to use, requires no registration, and provides general information only.

The site draws on practical Australian property experience connected with The Property Masters WA, a Western Australian real estate and property services business founded by our responsible publisher, Tony Cowan.

Meet the Publisher

Tony Cowan

Responsible publisher · Founder and licensee, The Property Masters WA

Tony has worked in the Australian property industry for many years. His background covers real estate, property marketing, business ownership and property-related client services across Western Australia. As the founder and licensee of The Property Masters WA, he has firsthand experience with the contracts, settlement processes, buyer questions and cost surprises that Australian property buyers encounter.

PurchaseWise applies that practical experience to a national audience. The calculators and guides are written to reflect how Australian property transactions actually work — not generic overseas templates — and every page reminds readers to confirm the final numbers with a licensed professional.

What PurchaseWise Covers

The site is built around three free, independent calculators and a growing library of plain-English guides:

  • Mortgage repayments — how they are calculated, the effect of repayment frequency and extra repayments, and why lender figures may differ.
  • Deposits and loan amounts — how deposit size, deposit percentage and loan-to-value ratio (LVR) relate to each other.
  • Lenders Mortgage Insurance (LMI) — what it is, when it usually applies, and who it actually protects.
  • Stamp duty (transfer duty) — how estimates are produced and why rules, rates and concessions vary by state and territory.
  • Settlement costs and timelines — the adjustments, fees and steps between signing and settlement.
  • First-home buyer costs and concessions — the expenses first-home buyers should plan for and where to find official support.

PurchaseWise exists to help Australians understand these numbers before making a decision — and then to speak with a bank, broker, conveyancer or licensed adviser already understanding what they are being told.

Our Principles

Standard Calculation Methods

Our mortgage calculator uses standard loan amortisation methods with clearly explained formulas. Weekly repayments use 52 periods per year. Fortnightly uses 26. Monthly uses 12.

Transparency

We provide general information only and do not claim to offer personal financial, legal or taxation advice. Users should verify calculator results with an appropriate licensed professional.

Accessibility

We design for first-home buyers, experienced investors and users with a wide range of ages and technical abilities. Large text, clear labels and simple navigation are core to our design.

Accuracy Over Speed

We do not display stamp duty rates, government fees or concessions until we can verify current figures for each state and territory. Accuracy matters more than completeness.

Privacy by Design

Calculator inputs are not intentionally associated with contact-form submissions. Personal information is collected only when a user chooses to submit an enquiry.

Plain English

We explain our formulas and methods in plain English alongside the technical notation. If something is unclear, we want to hear about it.

Calculation Methods and Review

Our calculators use standard mathematical formulas for loan amortisation that are well established in Australian and international lending practice. The formulas are explained in plain English on the How Our Calculators Work page, with worked examples, and on each calculator page.

Formula review date: September 2026

Review cadence: Our mortgage and LVR formulas are reviewed against standard Australian lending practice at least annually, and whenever a material change in lending conventions is identified. Government charges, stamp duty rates and concessions are sourced directly from official state and territory revenue office publications as they are added to the website, and rechecked on the review date shown on each calculator.

Government data sourcing: Stamp duty general rates are taken from official state and territory revenue office publications. Where a jurisdiction's rules or rates cannot be verified, the calculator clearly says so rather than producing an unreliable figure.

Reporting a possible calculator error: If you believe a calculator result may be incorrect, please contact us with the inputs you used and the result you received. We will review and respond as soon as reasonably possible.
