How to Use This Calculator

Understanding your results

What the Results Mean

The result is a general-rate estimate for your state and scenario. It reflects only the rules PurchaseWise has verified — concessions and surcharges it does not yet apply are listed separately.

Dutiable value used
The value duty is calculated on — usually the higher of the purchase price and the (optional) market value you enter. The revenue authority may determine a different dutiable value.
Base transfer duty
The general-rate duty calculated for your state, value and scenario — before any concession or surcharge that PurchaseWise does not yet apply.
Premium residential property duty
In NSW, residential property above the premium threshold is charged a higher premium rate instead of the top general band. If it applied to your estimate, it is shown in the breakdown.
Foreign-buyer surcharge (WA)
Where selected, WA applies a 7% surcharge on the dutiable value in addition to base duty. Foreign-purchaser treatment in other states is not yet supported.

Stamp Duty Varies by State and Buyer Type

Transfer (stamp) duty is set by each state and territory government — the rate bands, thresholds, concessions and surcharges are all different. The same property value can produce very different duty depending on where it is, whether you will live in it, and who is buying. Always confirm the current figure with the relevant state or territory revenue office.

Worked examples

Why Buyer Type and Location Matter

Example 1 — Same $750,000 home, different states

An established home bought at $750,000 — general transfer duty (excludes concessions) for a non-concessional buyer, by jurisdiction:

  • NSW$28,162.00

  • ACT (owner-occupier)$19,208.00

Same property value, different states: duty ranges from about $19,200 (ACT owner-occupier) to about $40,070 (VIC non-PPR). Location alone changes the bill by thousands of dollars.

Example 2 — Buyer type changes the total

The same $750,000 home shows how buyer status shifts the duty — using ACT and WA as illustrations:

In the ACT, an investor pays about $2,992 more than an owner-occupier at $750,000. In WA, a foreign buyer pays the 7% surcharge on top of base duty — more than doubling the total to about $82,241.

Example 3 — Higher value, higher marginal rate

Buying at $750,000 versus $900,000 pushes more of the value into higher marginal bands (general rate, excludes concessions):

In NSW the extra $150,000 of value adds about $6,750; in VIC it adds about $9,000. Because duty is marginal, higher value lifts more than proportionally.

Avoid these pitfalls

Common Mistakes to Avoid

  • Using a single national stamp duty figure. Duty rules, thresholds and rates are set separately by each state and territory and differ significantly.
  • Forgetting the contract date. Concession eligibility and, in some states, the applicable rate schedule can depend on when the contract was signed.
  • Assuming first-home buyer concessions are included. They are not applied here — confirm eligibility and any reduction with your state or territory revenue office.
  • Treating off-the-plan or new-home concessions as automatic. These often have date and eligibility tests and are not applied in this calculator.
  • Ignoring foreign-purchaser surcharges. Several states apply an additional duty surcharge to foreign buyers, which can substantially increase the total. Only the WA surcharge is currently applied here.
  • Assuming the calculator figure is the final bill. Rates, thresholds and concessions change, and the revenue authority may assess a different dutiable value — always confirm before settlement.
